But rather than let its warm waters grow cold, Akiyaz sees an opportunity to renew without replacing. Our approach is to focus on Yugawara property revitalization to bring forward its essence through new frameworks of hospitality, interactivity, and digital connectivity. Yugawara embodies both the crisis and potential facing dozens of regional towns across Japan. Despite its picturesque riverside location, rich onsen culture, and easy rail access from Tokyo, the town has seen a steady decline in domestic tourism, particularly among younger generations. With over 100 vacant or semi-operational inns and a community open to creative experimentation, Yugawara stands out. The town’s civic openness to digital connectivity made it a clear candidate for a pilot that could reframe what revitalization looks like in aging resort towns. Akiyaz is working with select property owners to restore and reprogram traditional ryokan — not just as places to sleep, but as multi-functional cultural environments. These reimagined spaces balance preservation with adaptability, integrating high-speed internet, flexible layouts, and modular utilities to support modern lifestyles without sacrificing tradition.
Each ryokan is designed to serve three main functions:
